THIS HAS REFERENCE TO OUR LETTER DATED 06/06/2011 REGARDING MY REQUEST FOR SENDING REVISED DEMAND LETTER FOR INSTALLMENT PAYMENT FOR FLAT R-801 IN THE RESORT ALLOTTED TO ME. BUT IAM SORRY TO INFORM YOU THAT EVENAFTER EXPIRY OF THREE MONTHS FROM THE DATE OF RECEIPT OF MY LETTER DATED YOU HAVE NOT SENT THE REVISED DEMAND LETTER FOR R-801.
IN THIS CONNECTION I AM AGAININING EXPLAINING THE FACT THAT AS PER THE FLAT-PLAN ISSUED WITH THE AGREEMENT FOR FLAT R-801 THE SUPER AREA OF FLAT R-801 COMES TO 1333.00 SQ FT AS UNDER---

1. Master bed room=12’*13’ =156.00 sq ft
2.Bed room-2 =10’*11’ =110.00 sq ft
3.Bed room-3 =10’*10’ =100.00 sq ft
4.Drawing room =11’*14’10.5’ = 163.90 sq ft
5.Dinning room =10’*9.75’ = 97.50 sq ft
6.Kitchen =9’*8’ = 72.00 sq ft
7Toilet -1 =6’*8’ = 48.00 sq ft
8.Toilet -2 = 6’*8’ = 48.00 sq ft
9.Corridor passage =17’*3.5’ = 59.50 sq ft
10Master bed room balcon=1/2*8’*4’= 16.00 sq ft
11.Drag room balcony=1/2*18.8’*4.75’=44.65 sq ft

Total carpet area =969.20 sq ft
Add 10% for walls = 96.92 sq ft
Total built up area =1066.12 sq ft
Add 25% for common space like lift/stairs=266.52 sq ft
Thus total super area comes to1332.64 say 1333.00 sq ft


AND THE COST OF THE FLAT R-801 AS PER RATES SPECIFIED IN THE AGREEMENT COMES TO
RS 33,65,825.00 AS UNDER---

OUT OF THIS THE BOOKING AMOUNT PAID= RS 5,06,250.00. SO BALANCE PAYMENT TO BE
MADE

FIVE HUNDRED SEVENTY FIVE ONLY.)
SOON AFTER RECEIPT OF AGREEMENT IN THE MONTH OF OCTOBER-2010 I HAVE WORKED OUT
THE ACTUAL SUPER AREA OF THE FLAT R-801 AND I HAVE I SENT A NUMBERS OF
LETTER/EMAILS NFORMING YOU TO RAISE THE REVISED DEMAND LETTER FOR BALANCE PAYMENT, SO THAT I CAN MAKE BALANCE PAYMENT OF THE INSTALMENTS..
IN THIS CONNECTION REFER MY LETTER DATED . 17/01/2011 AS WELL AS
EMAIL DATED 07/02/2011, 20/02/2011, 26/04/2011, AND 23/05/2011. FOR YOUR KIND
PERUSAL.

BUT IT IS STRANGE TO NOT THAT YOU HAVE NOT RESPONDED ANY LETTER TILL DATE , AND YOU ARE SILENT ON THIS ISSUE AND YOU ARE CAUSING UNNESESARY DELAYS IN COMMUNICATION OF REVISED DEMAND OF BALANCE PAYMENT OF INSTALMENT AND ITS PAYMENT.

YOU SHOULD RAISE THE DEMAND LETTER FOR BALANCE PAYMENT OF INSTALLMENT FOR FLAT-
R- 801 ON THE BASIS OF ACTUAL SUPER AREA OF THE FLAT AND NOT ON THE BASIS OF TENTATIVE ASSUMED SUPER AREA..
THE BALANCE PAYMENT OF INSTALMENT ON THE BASIS OF ACTUAL SUPER AREA OF FLAT AS

1333.00 SQ FT COMES TO RS 28,59, 575.00

SO PLEASE SEND THE REVISED DEMAND LETTER FOR PAYMENT OF BALANCE INSTALMENT OF RS

28,59,575.00 (TWENTY LAKH FIFTY NINE THOUSAND, FIVE HUNDRED SEVENTY FIVE ONLY).
ON RECEIPT OF YOUR REVISED DEMAND LETTER I WILL MAKE THE PAYMENT IMMIDIATELY SO THAT I CAN PAY THE BALANCE PAYMENT OF INSTALLMENT.
